Please read the rental rules outlined below. You will be sent an invoice via Square for the payment in full. By submitting payment, you and all guests are agreeing to abide by the rules of the property and to pay for any damages that occur during your stay.

All guests receive a 10% discount at Wrong.

We love our casita and think you will too. If we can do anything to make your visit even better, just let us know.

RENTAL AGREEMENT

ACCESS: Check in time is 3 P.M. CST and check out is 11 A.M. CST. We do need time to turn the property over and we ask that you respect these times or email a request for alternate times, if available. The house is located one block south from the main blinking light in downtown Marfa. Go one block south to Dallas, turn right and we are located behind Wrong Marfa. It’s an old church building with a giant neon orange horseshoe sign in front.

The door will be unlocked for you. Upon final departure, please leave the key on the dining table and leave the door unlocked.

PARTY SIZE: We limit guests to two only and no one under the age of 21 unless cleared with Buck and Camp.

NON-SMOKING PROPERTY: There is absolutely NO smoking of cigarettes or marijuana or burning incense inside the units. We mean it! Should members of your party choose to smoke, please do so ONLY outdoors and dispose of all extinguished cigarettes in proper trash receptacles. Smoking indoors will result in a fine of one nights stay plus immediate eviction with no refund for nights lost.

RESPECT: We live next door. Please respect our privacy. If you need to contact us, please call or text our cell. Camp is a working artist and his shop is next door. There are times during the day you could hear a table saw or chop saw. If he’s under a deadline and we think he might be working late, we will notify you and work to make sure it is not disruptive to you.

TRASH: When leaving, please dispose of all trash in the large trash can located around the outdoor shower and to the side of the bathroom structure. Marfa does not have trash pick-up, so any of the dumpsters in town are available for resident and guest use. Please leave absolutely no food. We are not interested in your half eaten yogurt!

WIFI: We have it. The user/pass will be located in Faxonia upon arrival.

A/C: Faxonia has air conditioning and heat. It is controlled by a remote located on the white bench at left upon entering. Please set the air conditioner back to 80 when it is warm and 65 when it is cool upon check out.

PETS: Pets are allowed if the pet fee of $50/pet is paid and is approved by Buck and Camp.The fee is used for the cleaning of all fabric and rugs after your departure to ensure the comfort of future guests occupying the unit. No more than 2 dogs per unit are allowed at any one time. We simply ask you pick up your dog waste and place in the outdoor trash. Do not take poop bag inside unit and place in kitchen trash receptacle. If dog waste is left in the yard, we do charge penalties. Sorry no cats or other animals allowed. When arriving or leaving Faxonia, pets must be kept on a leash or in a carrier. Dogs must NOT be left unattended in the unit or on the private courtyard.Dogs must be house trained and clean. An additional $250.00 cleaning fee will be charged if the dog(s) create an escessive mess or have an accident. Guests are responsible for all property damages and/or personal injuries resulting from the pets. Pet owner will be responsible for the repair and/or replacement of any items stained or damaged by their pets. By paying the pet fee you agree to these terms and to release, defend and indemnify Faxonia, from any and all claims or damages related to your pet or pets stay here, included any claims by third-parties.

WATER AND SEWER: DO NOT FLUSH anything other than toilet paper. PLEASE. No feminine products or those evil facial wipes should be flushed at anytime. If it is found that feminine products, wipes of any kind, or other substances have been flushed and clog the plumbing system, you will be responsible for all plumbing repair bills.

DAMAGE: Should damage occur to the property not caused by acts of God, you and your party agree to pay for repairs or replacements on the credit card submitted at check-in.

PAYMENT: Payment in full is due to secure reservations. Payment is sent via Square. Please inquire about alternate arrangements. A credit card pre-authorization will be taken prior to check-in but will only be charged in the event of accidents, damage or removal of property.

CANCELLATION: Thirty days notice is required for cancellation. Cancellations that are made more than 30 prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay that are made within 30 days of the arrival date are not refundable in any amount. Cancellation or early departure does not warrant any refund of payment.

MINIMUM STAY: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.

RATES: Rates subject to change without notice. Holiday, Festival and Seasonal Rates may be charged.

FALSIFICATION: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTION: Any exceptions to the above mentioned policies must be approved in writing in advance.

PARKING: Parking is available on the street.

BURN BAN: If Presidio County is observing a burn ban during your visit, you may not light outdoor fires other than for cooking. You are responsible for any fines incurred due to violations of this ban.

OTHER REFUNDS: No refunds will be given for storms or wildfires unless Marfa is evacuated by the City or State of Texas. Refunds will not be given on the basis of cancelled transportation, illness or other personal circumstances. We will do our best to offer alternate dates but cannot guarantee them.

DISCLAIMER: This property is privately owned; the Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise, and agree to pay for any damages caused by their party members.
